I get several questions about the weekly Surterre Properties Best Buys program. This Q&A has been put together to help give you a better understanding of the program. It is based on the 59 properties that have made the weekly Best Buys list as of 5.3.08 and provides excellent information for evaluating the listing price of your home in order for your property to be considered a "Best Buy".

 

Q: What is the ratio of Surterre listings to the outside offices?
A: 61% Surterre and 39% outside for 59 listings
 
Q: What is the demographic area for sold properties, open escrows, and properties with current offers?
A: 9 have sold (5 NB, 2 NC, 1 CM, 1 DP)16 are in escrow (10 NB, 4 CDM, 1 LB, 1 CM)
    4 have current offers on it (1 NB, 1 CDM, 1 LB, 1 NC)
 
Q: What is the average price reduction in my area and in all of the areas that has had properties on the Best Buy list?
A: For all 59 listed Best Buy listings the average price reduction from the original list price was 10.57%
  • Newport Beach is 16.81%
  • Corona Del Mar is 7.3%
  • Laguna Beach is 8.22%
  • Newport Coast is 12%
  • Shady Canyon is 12%
  • Other areas is 4%

 

Q: What was the percentage that the property sold at compared to the Best Buy list price and the original list price ?
A: For the properties that have sold, the sales price averaged 95% of the Best Buy list price and 80% from the original list price. 

Q: What is the total inventory of the Best Buy list and the average list price?
A: Total inventory is $113,495,799 or $1,923,657 for the average list price

Q: What dollar volume of sales has the Best Buys list generated?
A: $15,084,750 in total – $10,184,750 from Surterre Listings and $4,900,000 from Outside listings 

Q: How does Surterre’s inventory compare to other offices?
A: Surterre has $73,727,999 compared to other offices listings at $39,767,800

Want some help sifting through the abundance of listing inventory that is out there these days?  Want to know which listings are truly the best buys?  Look no further than my new weekly post of best buys! 

The list is comprised of those listings that represent the best value in the Coastal Orange County market area.  The property can be listed by any brokerage (it isn’t Surterre specific) but must demonstrate true value to a committee made up of 15 Surterre Realtors who meets weekly to select the best buy properties. 

Our local paper, the Daily Pilot, recently featured the program under their "Business Watch" category and noted how it is "a public service to home shoppers, which means spotlighting all the best deals in central Orange County – even ones from other firms for which Surterre won’t make a penny."
